- Bedrooms
All bedrooms have ensuite bathrooms and ocean views.

The Master Bedroom, sleeping 2, is entered via a walk-through wardrobe, lined with floor-to-ceiling mirrors. The ensuite bathroom features a walk-in shower, and a special "ofuro" Japanese bath, the best way of soaking all your cares away. The comfortable designer double bed has views to the ocean through French windows, which open onto a private "hide-away" balcony.

The "kid's room" sleeps 4, two in a sturdy bunk bed, two in a Queen bed. The room features sliding doors onto the downstairs deck and into the garden, and ensuite bathroom with spa-style bath.

The "guest room" is the other double bedroom sleeping two comfortably, also with ensuite bathroom and built-in wardrobes. It also has a private window onto the garden and through to the ocean.

- Living Areas
Upstairs is a spectacular open space - Tasmanian oak floors and double-height windows open on 180 degree ocean views (from which you can watch migrating whales at the right time of year) - but it's supremely functional too.

• The kitchen is fully equipped with the latest gear: Miele dishwasher, fan-assisted oven, fridge-freezer plus chef's knives and solid cook's pans
• The reclaimed teak dining table comfortably seats eight, and is as perfect a setting for stylish dinners as it is for a quick snack. Open the sliding doors and it's outdoor dining, without the outdoors
• The lounge area has two designer sofas, and an imported arco style reading light, ideal for "lounging" with a book while looking at the view
• Tucked around the corner is the "library", with all the books in the house ready for a quick read - plus a convenient upstairs washroom.

Downstairs in the family room, is the entertainment centre.

• Three sofas tucked around the big flat-screen TV means everyone sits comfortably, with a good view
• There's a DVD player, which can play music CDs through the speaker system, plus a drawer of DVD movies
• There's even a foosball table. One-nil!

The laundry room has a top-loading washing machine, tumble-dryer, as well as iron and ironing board. It offers access to the back of the house and outdoor clothes line.

Climate control? There are powerful reverse cycle air-conditioning units in both the upstairs living room and downstairs family room. These keep the house cool in the height of summer and warm throughout the winter.

- Outdoors
There's a boardwalk around two-thirds of the upstairs, giving even better views of the ocean than inside, and providing access from front door to the kitchen deck and via an external staircase to the downstairs deck.

Want to eat outdoors? Out the sliding doors by the kitchen is a spacious deck, ideal for all-day outdoor living. Eat delicious meals cooked on the stainless-steel gas-fired barbeque at the six-seater dining table, or chill out later in the evening on the outdoor sofa set.

The sliding doors in the family room lead to the downstairs deck, and out to the garden lawn, lined with native lavenders and other shrubs.
